Elmbridge Council is preparing for new Government rules changing how planning applications are decided from the end of October.

More straightforward applications will be dealt with by planning officers, while councillors will focus on more complex developments.

Residents will still be able to comment on applications, and their views will be taken into account alongside local planning policies.

The council says 96% of applications are already decided by officers, and the changes are intended to speed up simpler decisions.
