New terms for Polaska, which is the developer and long-term leaseholder of the site, have been approved by Croydon Council.
Polaska will now bringing forward proposals for a new leisure centre, retirement housing and a public square.
The former leisure centre closed down in March 2020 and the site has been empty ever since.
