London Fire Brigade was called to Frant Road at an independent living facility for the elderly shortly after midnight.
Four people were evacuated, and one man was taken to hospital suffering from smoke inhalation.
Part of a second-floor flat was destroyed, and the cause of the blaze is under investigation.
